No. All these figures exclude 3rd party agency commissions if applicable. Cleaning, laundry, and all other costs, are also excluded. Assistance can be offered to source and set-up properties if required for an extra fee.

The commission is applicable on turnover (ie what the guest pays). All other costs will be deducted afterwards and the remaining profit will be transferred to the landlord’s account on 10th of each month, alongside the breakdown of the total turnover and corresponding costs. The commission also excludes VAT, which is applicable at 20% of the management commission.

Yes. Direct bookings carry an extra charge of 10% plus VAT. This is because Keezark’s sales and marketing team is proactively engaged in communications that would enhance the number of direct bookings. We are in touch with a variety of organisations including local authorities, hospitals, companies and universities and dedicate special time to create a connection with them based on mutual benefit.

No. Instead, we vary the pricing depending on length of stay. That is to say, if a guest books for one night, we increase the nightly rate by the amount of the changeover costs (cleaning, linen, check-in). If they book for multiple nights, these costs are spread out across the length of their stay. This ensures that regardless of length of stay, the profit per night to you is the same. Moreover, it discourages 1-night bookings that block the calendar ahead of time, while keeping on the good side of the ranking algorithms on the various sites where we list our properties.

We can hold any amount that you wish. If you are unsure, we can advise depending on the specifics of the property and the location as to what we believe would be a suitable amount. The security deposit is held as a pre-authorisation on their card prior to arrival, and can be charged until 48 hours after check-out in case of damage occurring to the property, or if any House Rules were broken.
